Spring is here! I believe this will be an amazing year. The weather has given us April snow storms and delayed nature’s spring. Here at the Nancy Jenkins Team, the real estate market is showing true signs of spring with new buyers and sellers popping up daily, and we are seeing signs of a recovering market. The gloom and doom in the news seems to have turned positive as the recent numbers on home sales and new construction have increased instead of decreased as previously reported.
The number of available homes in Chittenden County has inched up from a low of 447 available for sale in January to over 515 by mid-April which is a 9% increase over last month. The condominium market has slowed, and the number of available condos hovers around 250, similar to March numbers. The number of
homes going under deposit and closing is on-track for a healthy 2007. According to Mark Benton, Mortgage Loan Officer at Summit Financial Center (802-863-0403, Ext. 223), the current 30 year fixed-rate mortgage with 0 points is hovering around 6.25% which combined with the current market makes housing more affordable than in the last two years. Now is a great time to buy!
We are seeing many homes and condominiums going under deposit, especially those in good condition with attractive prices. The most important spring advice I can give is to continue to maintain and improve your home, keeping pace with modern changes. Quick upgrades—such as new paint, carpet or flooring, plumbing fixtures, and updated lighting—as well as maintaining and improving your major systems—
roof, furnace, and siding—will be rewarded in both your current enjoyment and for future selling.
