The difference between ordinary and extraordinary--is that something extra.
Summertime in Vermont- boating, hiking and biking in our own backyard is the best. Soon the fairs will be here signaling the arrival of fall and the back to school season with it.
Last year at this time, my newsletter reported an increase in the number of homes available, and the start of a softening market. This year has seen that trend continue with over 550 single family homes available in Chittenden County through mid August, and the average sale price year to date remains at 2005 year end levels.
The Vermont Economy Newsletter, reports in the August issue that the sales of residential property sold are down 9% year to date and are at the lowest level since 2001. VEN also notes that while year over year appreciation is up 7.1% all the appreciation came during last summer. Prices have slowed due to an increase in mortgage rates and home prices increasing faster than incomes have risen.
What does all this mean for the Vermont real estate market? Many parts of the country have volatility in housing prices with pricing increasing sharply followed by corresponding sharp declines in pricing. In Vermont our market is steady and our corrections are mild and usually short in duration. This makes our values more grounded and keeps Vermont a great place to buy or sell your home, second or vacation home or investment property.
