Back to school time is here and with a wet summer behind us, we look forward to Vermont’s beautiful foliage season and the upcoming November election.

The residential real estate market should continue to stay healthy and stable in Chittenden County and surrounding areas. Residential closed sales are up by 4.8% through July per MLS statistics. The Jenkins Team sales are up in the same period by 46% over last year through July. Our strong internet presence (www.nancyjenkins.com, www.vt-homes.com and www.nancysellsvermont.com), has contributed significantly to our success. Our major focus is on advertising homes and properties for sale—both on the internet and in local print media. This extensive advertising has brought in numerous inquiries which we respond to and oversee to produce outstanding results.

Mortgage interest rates (initially very low this year), rose with the market’s anticipation of the Federal Reserve tightening the Federal Funds Rate, and then retreated as slower economic growth news moderated the trend. Art Woolf, our local economic guru, predicted in The Vermont Economic Newsletter that Vermont will continue to track the national growth—moving cautiously forward. Merrill Lynch predicts another quarter percent increase in the Federal Funds Rate in the first quarter of 2005, but that increase should hold as the economy does not forecast strong inflation and recovery. The year 2005 should show fairly stable interest rate gains.

What does this mean to you? Here in Chittenden County, home values should increase approximately 5% annually, which is strong for Vermont. The home mortgage rates should stay in the 6% to 6.5% range and supply will continue to be readily available. With 273 homes currently active on the market in Chittenden County, we have a healthy number of choices for buyers and a fair amount of competition for sellers.
