It is an exciting time in real estate. The Chittenden County market is healthy with 279 single family homes and 72 condominiums available. Interestingly, deposits and closed sales are down slightly year-to-date and some segments of the market are showing a softening in price while others are not experiencing any effect.
Most of us have seen on the news or read of the possibility of a “Real Estate Bubble” in the United States. Some areas in Florida (Naples and Miami are two) have been experiencing over 20% annual price increases for the last several years and are places to watch. Federal Reserve Chairman warned on May 20th that real estate speculation had accelerated recently. Our area has had strong appreciation over the last five years, with many properties increasing significantly in value since 2000. Although we may not see the price of homes and condominiums increase at these rates for the foreseeable future, as one economist said during the last boom, “Nobody rings a bell at the top of a market.”
It is still a great time to invest in Vermont for a second home, investment property, or a family move. Rates are at historically low levels which makes homes more affordable, and availability is up. Although some parts of the country are overvalued, Vermont is considered to be fairly valued. If a move is in your future- call Nancy today.
