The difference between ordinary and extraordinary--is that something extra.
We are seeing a healthy number of home buyers in the local market, although fewer than in 2005. With almost twice as many single family homes and condominiums available, supply and demand pressures are affecting asking prices, and appreciation in most areas has slowed. Buyers are finding more homes to choose from and making offers on those that are most exciting, and new construction choices are readily available.
According to Vermont Economic Newsletter mortgage interest rates have leveled off for now and are expected to stay in the 6.5% to 7% range thru the year. The housing boom is expected to slow gradually over the next several years as a result of increased rates. VEN predicts that we could see the number of existing home sales drop 10% in both 2006 and 2007. CNNMoney.com has forecasted a 6.5% change in average pricing for the Burlington Metropolitan area from June 2006 to June 2007 versus an 11.6% increase for last year.
