Spring has arrived! The sap is running, days are warmer and the snow is starting to melt.
The buyers and sellers in our market are also springing into action as the number of available homes; condominiums and land offer many choices for today’s buyers. Our www.nancyjenkins.com website had over 11,800 unique visitors in the first week of March, and both www.vt-homes.com and www.nancysellsvermont.com are seeing increased activity, a sign of good things to come!
The inventory of available homes in Chittenden County has fallen from just under 600 in the fall of 2006 to 475 through mid March. This is still more then we have been used to seeing but still a healthy supply of homes. Buyers are enjoying having more choices to see, and the showings have picked up since mid February.
The number of homes that went under deposit through February for the Chittenden County area increased 21% year over year, evidence that the number of buyers choosing a new property is back in the normal range. Condo deposits show a different trend with a decline of 16% over 2006 through end of February. Condo
inventory has soared to over 250 available in Chittenden County, and the average price has declined 3.6% since December signaling a cooling in the market.
