The difference between ordinary and extraordinary--is that something extra.
The spring real estate market has been very active this year as buyers “get off the fence” before the impending rise in mortgage rates kicks in. Listings in the $150,000 to $300,000 range seem most in demand, and we have seen homes and condos go for over asking price with multiple offers.
The market is expanding as buyers are searching a wider area for their new homes. In May 2002 there were 260 homes available in Chittenden County and in May 2003 there were 249 homes available. Currently there are only 204 homes available which has been a consistent level since the fall. Our buyers have expanded their searches into Grand Isle, Franklin, Lamoille and Addison Counties as land prices in Chittenden County continue to rise and drive the cost of housing higher.
As always, buyers compare homes based on size, location and condition. I can not stress enough that your continual yearly maintenance and improvements pay huge dividends. This is one of the only variables you have control over.
Here at the Jenkins Team, we are having a banner year finding homes for buyers and buyers for homes. Our new website www.nancyjenkins.com has been very popular with buyers and sellers, especially the ability to sign up for daily emails of listings. The comments we are hearing are “We really like to be able to look without having to speak to an agent”. When they have done their research about the market and have found the perfect home, we are here and ready to help. As we always say, “Big or small we sell them all.”
The annual Nancy Jenkins High School Scholarship recipients have been chosen and we will announce the award winners in next month’s newsletter. This year we have increased the number of scholarships to two deserving area seniors as one of the ways we give back to our community.
