Fall has arrived and with it the beautiful foliage has leaf peepers from all over the country lining up to visit Vermont. Now is a great time to take a drive through the back country roads to view the autumn colors around every corner. Stop in for a pumpkin at The Charlotte Berry Farm or in Williston for apples,
pumpkins and squash at Adams Farm Market.
Our market has shown a 32% increase in the number of homes for sale with 345 homes available in Chittenden County versus 260 last year at this time. The market is mirroring the behavior of the 2000 real estate market when we experienced a similar phenomenon due to rising interest rates and a slowing of appreciation from the market conditions we experienced in 1999.
I have spoken with other top producers across the country from the Cape Cod area, Minnesota, San Diego and Florida who are noting the same market behavior of increasing inventory and decreasing sales. The number of homes sold year-to-date is off 16% and we should pick up some of that shortage during the fall season which starting off with an early rush.
The current Fall/Winter 2005 market, I believe, will continue to show steady strength.
Historically, fall is strong with an increase in deposits over the summer months when children are out of school and July/August are peak vacation months. Relocation is also strong during late fall and into the spring, which brings many new folks looking for homes during a time when fewer home are available.
The market is strong and healthy and should remain that way through the near future.
