     Spring in Vermont...the sap is running,
          the roads are posted...the sun is brighter, and
               temperatures are finally above 0 degrees!

                    A new crop of maple syrup will soon be on the shelves.
               It's mud season for kids, and
          the days are longer...we don’t need hats, scarves or neck warmers...
     Ahh...Spring in Vermont!

Spring also means that we are in the midst of the busy real estate season with our 2004 sales up 23% year-to-date. Mortgage interest rates continue to be low and refinance activity is expected to exceed last year's record levels. Federal Reserve Chairman, Alan Greenspan, has recommended adjustable rate mortgages due to the spread between fixed rates and ARMs. I have also been recommending these as a great vehicle for home purchases or refinances. If you have any questions about your choices on these programs, please give me a call.

Vermont’s economic guru, Art Wolf, adds more good news to our spring forecast. He believes that Vermont job growth will kick in during the second quarter of 2004. He also notes that the affordability of our homes is in line with income and not outreaching inflation. I know that as you look at today’s prices, they seem to be very much higher then your expectations but in fact they are, on average, in line with 1987 affordability. He notes major differences: average homes are larger and more renovated (plus I would add many have extras - custom kitchens and baths, as well as decks, pools, patios and landscaping).

Our websites are averaging 3,200 visitors a week with over 10,000 pages viewed. These websites drive many out-of-town and local buyers to our homes. My forecast for the 2004 Real Estate market is very upbeat. If this is your year for a move, NOW is the time to take advantage of the busy spring season and lower interest rates.
